Expert guidance through your property sale


Our dedicated team manages the entire process from valuation to Home Report. We ensure that your property report is prepared promptly and accurately, providing valuable insights to potential buyers. With our personalised service and expert guidance, Boyd Legal makes the property selling process seamless and efficient.

  • The first step to selling your home is arranging for our experienced Estate Agency Team to carry out a free pre-sale valuation to determine the current market value. We will also advise you on any necessary work, like redecoration, required prior to marketing to ensure the best sale price.
  • Once you have instructed us to sell your property, we will arrange for a chartered surveyor to visit your home and complete a Home Report. In Scotland, it is a legal requirement for a seller to provide a Home Report before a property is marketed, except for New Build Properties (never lived in). The report consists of three documents: a single survey on the property’s condition and value, a report on the property’s energy performance and efficiency, and a questionnaire completed by the seller, detailing information such as council tax band, service providers, and any alterations/additions/extensions made under the seller’s ownership.
  • A professional photographer will also visit to shoot a video, take photos, and prepare a detailed floor plan.

Before listing your property, obtaining a Home Report is essential. This report, prepared by a chartered surveyor, includes:

  • Single Survey: Assesses the home’s condition, valuation, and accessibility.
  • Energy Report: Evaluates energy efficiency and includes an Energy Performance Certificate (EPC).
  • Property Questionnaire: Provides details on council tax, property alterations, and more.
  • Mortgage Valuation Report (MVR):*Helps buyers determine mortgage availability, valid for up to three months.
